Have Tenant Served Within 60 days

No response: file UD-116 (Request to Enter Default) + UD-110 (Judgment). With response: attend trial with all documentation — lease, notices, rent ledger, photos, communications. Bring 3 copies of everything.

Obtain Writ of Possession After Judgment

Complete form EJ-130 (Writ of Execution). Submit to court clerk, pay ~$25–$50. Writ expires in 180 days. Authorizes the Sheriff to remove the tenant.

Take Writ of Possession to Contra Costa Sheriff Civil Division, 651 Pine St, Martinez, (925) 313-5811. Pay lockout fee ~$145–$200. Sheriff serves 5-day Notice to Vacate.

Sheriff Executes Lockout Final Step

Be present at the property. Sheriff removes tenant, you change locks and take possession. Immediately photograph/video unit condition. Handle abandoned property per CC §1980–1991. Return security deposit with itemized statement within 21 days.
